Repairs can be identified, and notice given, by numerous stakeholders including tenants, H&F staff, contractors, a surveyor, local authority health and safety professional or other third parties.
Repairs must be remedied within a 'reasonable period' following receipt of notice of the defect from the tenant. A "reasonable period" is not defined; however, reference should be made to the repairs timeframes laid out in section 4 of H&F's Repairs policy.
Repair of or within the common parts of the buildings, for example, lifts, stairwells and entrance halls to blocks of flats etc. remain the landlord's responsibility.
