Energy efficiency advice for private renters

In addition to advice for everyone, here is some advice for private renters tenants.

The Minimum Energy Efficiency Standards (MEES) set a minimum energy efficiency level for domestic private rented properties. Since 1 April 2020, landlords can no longer let or continue to let properties if they have an EPC rating below E, unless they have a valid exemption in place.

Check your home's EPC.

Energy Company Obligation (ECO) Scheme

The Energy Company Obligation (ECO) is requiring some energy suppliers to help with the cost of improving a home's energy efficiency. These suppliers are required to provide grants to residents.

The scheme requires households to be low income and experiencing some kind of vulnerability or fuel poverty. Eligibility is based on the resident's circumstances, not the landlords. To find out if you are eligible, contact any of the obligated energy suppliers. They do not need to be your energy provider. You will need to ask your landlord for permission.

How to ask your landlord for permission to retrofit

When asking your landlord for permission to retrofit, there are several important considerations to keep in mind:

1. Communication

Start by having an open and transparent conversation with your landlord. Explain your intentions, the benefits of retrofitting, and how it can improve the property.

2. Consent

Check your lease agreement to see if there are any preconditions related to alterations.

3. Energy efficiency and property value

Highlight how retrofitting can improve energy efficiency, reduce bills, create a more comfortable living space, and increase the value of the property.

4. Health and comfort

Discuss how retrofitting can enhance health (e.g., reducing dampness, improving insulation) and comfort (e.g., eliminating draughts).

5. Costs and funding

Be prepared to discuss costs, potential funding options, and any financial assistance available for retrofitting projects.
