Hammersmith & Fulham Council is investing in a £38 million project to build around 80 new homes, of which at least 47 will be affordable and prioritised for local residents.
The decision was taken at a Cabinet meeting on Monday (18 July) which reaffirmed our commitment to develop 3,000 new homes in the borough over the next eight years.
The construction – subject to planning permision – will be at these four sites:
- Barclay Close, Cassidy Road (six homes)
- Becklow Gardens (13 homes)
- The Grange, Goldhawk Road (16 homes) and
- on the Pearscroft Estate, adjacent to Jepson House (45 homes).
We will soon start working together with local residents to develop the designs of the new homes on each of the sites.
These sites form part of our direct delivery development programme that features 12 projects and the completion of 1,150 new homes.
These projects will see 65 per cent of homes classed as affordable. They will also incorporate new community infrastructure, office, schools and education facilities. The direct delivery programme sits alongside our partnership developments which will see a further 650 homes delivered.
We're also continuing to spend £1m a week for the modernisation and refurbishment of our existing housing stock as part of our £600m commitment to tenants and leaseholders.
Speaking after the meeting, Cllr Frances Umeh, H&F Cabinet Member for Housing and Homelessness, said: "With such an acute housing shortage, we are determined to keep building good homes for local people.
"Our investment in these four projects keeps us on track to achieve our target and we will continue to do all we can to tackle the housing crisis that affects so many people in our borough and beyond."
Victory in Fulham
Meanwhile, our plans to build 133 new genuinely affordable homes in Fulham were recently given the green light after winning a government challenge.
The plans – finally approved this week after a year-long delay – pave the way for the former Edith Summerskill House site to be redeveloped on the Clem Attlee estate.
These new homes will be offered first to people living on the Clem Attlee estate and then to Fulham residents. It's part of our drive to build 3,000 new affordable homes over the next eight years.
Of these new homes, 106 (four out of five) will be homes for local people on the council's waiting lists to rent. The rents will be set low at council-level. The other 27 homes (one-fifth of the total) will be for affordable intermediate rent.
Affordable homes in White City
We're also currently working to deliver more than 250 homes in the heart of White City.
We're working with residents on the White City estate to redevelop the central area between India Way and Canada Way. No existing social housing on the estate will be demolished and no private developers will be involved.
Fifty per cent of the new homes delivered as part of the White City Central project will be affordable, with a mix of social rented and shared ownership homes. The other half will be available to buy on the open market.
The money raised by their sale will help fund the new affordable housing, accessible community facilities and amazing outdoor areas.
