Report a housing repair

How to report something that needs fixing and how long it will take us to fix it.

H&F Maintenance is responsible for repairs to council and leasehold properties including garages. We carry out the most urgent repairs first. If something needs repairing and is a risk to health or safety, it's treated as an emergency.

We have no authority over housing associations. Housing association tenants please contact your landlord. Private tenants please contact your landlord or letting agent.

How to report a repair

Council leaseholders and tenants can report a repair, including repairs in communal areas, online or by phone.

For emergency repairs, call us on 0800 023 4499.

For non-emergency repairs, use our online form.

Tenants in temporary accommodation

If you're a tenant in temporary accommodation, contact the duty line on 020 8753 4008 between 9am and 5pm, Monday to Friday.

If you need to report an emergency repair outside these hours or on bank holidays, call 020 8748 8588.

What to expect when you report a repair

We will ask you about your repair and offer you an appointment. We will give you an appointment time and date and reference number when we speak to you.

We will confirm the time and date before the appointment by text message if we have your mobile phone number.

The person you speak with may need more information to help us understand the type of repair needed, so please describe the repair request in as much detail as possible.

If we need access to your home, we'll try to give you at least 24 hours notice and arrange a convenient time to visit.

If you are going to be unavailable at the given time or date, please let us know at your earliest convenience.

If the contractor can't make the time or date, they will contact you by phone to rearrange.

After the appointment, the contractor will tell you if any further work is needed. We will arrange a follow-up appointment and the contractor will contact you directly to arrange a time and date.

If the appointment is arranged and there is no attendance by the repair's operative, contact us by phone straight away so we can resolve this issue. You can call us about missed appointments on 0800 023 4499.

After your repair is completed, we will send you a survey to fill out with questions about how happy you are with your repair service. We may arrange a post-inspection of the works where we will take photos and document the works completed. If this is required we will make an appointment with you at a suitable time.
