Overview

The site on the Pearscroft Road Estate is currently occupied by vacant garages, and sheds and a parking area which provides an opportunity for the delivery of high-quality new homes in the borough.

Experienced architects PRP have been appointed to deliver a highly sustainable development. As the developer of this project, Hammersmith & Fulham Council will retain the ownership of the site and will manage all affordable homes, along with the maintenance of communal and external areas.

The Residents' Steering Group and wider community have co-produced the designs for the new homes and changes to housing land in the adjacent area.

New homes

Our proposals will deliver:

  • 38 new flats, half of which will be affordable (12 homes will be available for social rent, 7 for shared ownership and 19 homes will be sold privately)
  • a well-designed building, between four and five storeys in height
  • a new green space between Jepson House and the new development, providing an improved link between Sandilands Road and Pearscroft Road.

Current position

Thank you to everyone who was able to take part in the third stage of public consultation for the proposed development at Pearscroft Road.

Section 105 consultation

Section 105 of the Housing Act 1985 outlines that we must carry out consultation with our secure tenants when we propose changes to services or amenities on the estates we manage.

As part of the Section 105 consultation on amenities, we have held three phases of consultation including 5 in-person exhibition events, 8 Residents' Steering Group meetings, community newsletters, and door-knocking to ensure the proposals have been developed in consultation with residents and stakeholders.

We recently sent a Section 105 consultation letter to all Pearscroft Road Estate residents - you can read the letter here (PDF, 750KB).

Next steps

March 2025: Target date to submit a planning application.

Summer 2025: Planning Committee (target date).

Early 2026: Construction starts (target date, subject to planning approval).
