Overview
The proposed development site on the Becklow Gardens estate was previously occupied by dilapidated garages and provides an opportunity for the delivery of high-quality new homes in the borough.
Experienced architects PRP have been appointed to deliver a highly sustainable development. As the developer of this project, Hammersmith & Fulham Council will retain the ownership of the site and will manage all affordable homes, along with the maintenance of communal and external areas.
The Residents' Steering Group and wider community have co-produced the designs for the new homes and open spaces.

New homes
Our proposals will deliver:
- 20 new affordable homes (6 for social rent and 14 for shared ownership)
- a well-designed building, between 3 and 5 storeys in height, to reduce impact on neighbours
- a new playground with modern equipment for the community to use
- a green roof with solar panels and air source heat pumps to provide renewable electricity for the new homes.
Current position
Thank you to everyone who was able to join either of the recent public exhibitions where we showed the detailed designs for the new homes and playground.

Section 105 consultation
Section 105 of the Housing Act 1985 outlines that we must carry out consultation with our secure tenants, who are likely to be affected, when we propose changes to services or amenities on the estates we manage.
As part of the Section 105 consultation on amenities, we have held three phases of consultation including 5 in-person exhibition events, 8 Residents' Steering Group meetings, community newsletters, and door-knocking to ensure the proposals have been developed in consultation with residents and stakeholders.
We recently sent a Section 105 consultation letter to all Becklow Gardens estate residents - you can read the letter here (PDF, 1.2MB).

Next steps
Spring 2025: Target date to submit a planning application.
Summer 2025: Planning Committee (target date).
Early 2026: Construction starts (target date, subject to planning approval).
